MINOOKA – Marquette Properties and Kinseth Hospitality are set to open a new, extended-stay Marriott TownePlace Suites in mid-May in Minooka.
The hotel will be built on approximately 53,000 square feet with a cost of more than $10 million in construction, equipment and furniture fixtures.
Located at 630 Bob Blair Road, the Marriott is also being constructed next to the Hampton Inn and Suites, which is now open to the public.
Pete Fleming, manager broker at Marquette Properties, said the vision of the hotel is long overdue.
“About 10 years ago, there was a great need for a hotel in the area, but it takes a lot of effort,” Fleming said. “The timing of the economy and 2008 recession played into it too. Then, slowly, the finances were starting to become available. We just needed to find the right partner.
“The hotel allows those to stay in Grundy County rather than Joliet or Will County.”
Before the Hampton and the upcoming Marriott, workers would have to travel back to Joliet if they wanted to stay at a hotel for the night.
The new Marriott makes it easier for those who are employed at industrial companies within Grundy County, such as Pullara Construction Industrial, Grainger Distribution Center, Lyondell Basell, Exxon Mobil, Aux Sable Liquids and Akzo Nobel.
The hotel will contain 87 pet-friendly studios and one-bedroom suites with an extended stay setting that features a kitchenette with a refrigerator, microwave, stovetop and dishwasher. “This is designed for guests who plan on staying for longer periods of time,” said Les Kinseth, president of Kinseth Hospitality. “TownePlace Suites by Marriott, along with Hampton by Hilton, represent two of the most recognized hotel brands in America. Both have strong reservation systems and frequent traveler programs.”
Rooms also will have high-speed internet, Wi-Fi and Marriott’s guest room entertainment system.
“We are very happy with the clientele with the Hampton and the Marriott,” Fleming said. “It’s nice to see executives, new and old, coming through, as well as Hampton platinum members.”
Guests will have access to hot breakfasts, an exercise room, pool, business center, meeting room, board room and a 24-hour “Suite Shop” market that will offer sundries, snacks, soda and alcohol for guests to purchase.
Guests can also use the laundry and dry cleaning services contracted with local laundries.
Guests also will have the option to pick up or have laundry and dry cleaning delivered to the hotel. Outside, the hotel also will provide 94 parking spots, some outdoor grills and a fire pit.
No set price range has been set for booking rooms at the Marriott. However, the rates will be set in tiers depending on the length of the guest’s stay.
“There’s an equal amount of extended stay and transient business,” said Brian Ossian, director of operations at Kinseth Hospitality Co. “If a guest is lodging one to four nights, then the price will be higher. If a guest plans to stay two weeks or higher, then it will drop off.”
Hotel officials said they expect to create 25 to 30 job opportunities for potential staff members.
“We are currently looking for a general manager and director of sales,” Ossian said. “We begin this process four to six months prior to the opening date.”
After the hotel is complete, the process of generating restaurants and bars is next on the agenda for Marquette Properties.
“We need restaurants to follow suit for the outside area,” Fleming said. “Most hotels these days are without bars and hotels inside them. There’s an equal amount of supply and demand and there’s always a need for more.”
